Plumbing

Identification of pipe materials used for potable, drain, waste and vent pipes. including condition. Toilets, showers, sinks, faucets and traps. Inspect pipes and valves for leakage, running water in kitchen, bath and laundry rooms

Garage

Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof. If the garage is attached to the home, it might also require a pest inspection, depending on the type of loan the borrower is obtaining.

Systems and Components

Water heaters, furnaces, air conditioning, vents, we remove burners & piolet assembly for cracks, holes and rusts chimney, fireplace and sprinklers. Usually a separate chimney inspection is performed if the inspector suspects there is a problem. Not all home inspectors will check sprinklers to make sure they operate correctly.

Electrical

Main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures.

Roof Inspection

Your inspector should always have a safety ladder to the roof (in fair weather condition) to inspect the roof and chimney, using good judgment of the entire roof condition.

Radon Testing

Radon testing is recommended for Minnesota homes. A radon test is the only way to know if you or your family are at risk.

Mold Testing

Especially for homes in Minnesota, your inspector should check for moisture in crawlspace, basement or below-ground-level areas. Any moisture indicates a potential mold problem if there isn’t one already. Be sure your house has a clean bill of mold health, especially in wet areas close to oceans or lakes.

Chimney Inspection

If you suspect instability of structural damage, it’s important to hire an inspector. The inspector will be able to use a “chimney cam” (a small video camera used to inspect the chimney from the inside) to uncover hidden damage. Including the chimney exterior, interior, chimney basic appliance installation and connections.
